Background

Bow Common is a former gas works that has been redundant for a number of years. St James & St William Homes acquired the site in recent years and have started to regenerate and develop of almost 4 hectares. The site received planning permission from the London Borough of Tower Hamlets in 2022 for a high-quality, mixed-use development and construction is underway.

Overcoming Challenges at the Former Gas Works Site

Elite were provided with a tight deadline for the launch of the marketing suite. The sales launch meant the marketing suite had to be open to allow potential cliental to access and for St James to showcase their latest development.

Challenges came early when the contract was released later than anticipated and procurement of all materials was required within only several weeks to enable us to achieve the required launch dates. Teams were mobilised and hit the ground running, working on what we could until materials arrived on site. From formation level, Elite to delivered all elements hard & soft landscaping, irrigation, water features and lighting. As the site is a former gas works delivering elements of the scheme involved working near live services. The most complex of this was the water feature tank which was situated very close to gas mains and within the easement. The installation of the tank involved complex planning and delivery to ensure the integrity of services was retained.

A key area of the project was to install some site won sets which form an important part of the project aesthetics. The materials and planting on the landscaping compliment the development in the way that it was designed to do.
